Provided valuation and advice on behalf of Trustee in Bankruptcy for sale of residential property.


Valuation of a freehold four-bedroom end of terrace house with the loft converted to fourth bedroom. The property located in Chingford, London. Covid-19 procedures followed. Valued property on behalf of the Trustee in Bankruptcy.



October 2020

Provided valuation and advice on behalf of LPA Receivers for sale of commercial and residential property.


Valuation of mixed use commercial and residential property, organized over lower ground, ground, first and second floors. Two-bedroom, two bathrooms freehold, located in London South East, Peckham. Valued property on behalf of LPA Receivers. Property sold end of 2020 for £500,000. 



March 2020
Coordination of sale for freestanding commercial building.

 
Instructed by liquidator in Northampton, the property is a freestanding commercial building consisting of office space, small warehouse, separate storage unit and parking. We met with director, did full inspection, took photos, found comparable properties and valuation. Sold.

Hotel Conversion


Valuation of a hotel in Wales with planning permission for conversion to private home and holiday rentals. 


February 2020

Instructed by Trustee in Bankruptcy to provide inspection and valuation of land, commercial building and lapsed planning permission.



Provided inspection and valuation of land, commercial building, and lapsed planning permission. Planning was for seven light industrial units along with parking for 26 vehicles. Instructed by Insolvency practitioner and solicitors to provide valuation report at the date of the report and previous date for transfer at under value. We provided an independent product based on facts. The valuation was contested by Mr Glen of Empire Consulting Agents and he provided a response. A single joint expert was appointed in this case to assist the court in understanding the case. Empire Consulting Agents valuation was upheld by the expert witness and the court.



December 2012 
A track of land with lapsed planning permission and a ransom track of land obstructing access. 

This was part of a bankruptcy in which the trustee was not in funds. Empire Consulting Agents co-ordinated and funded the reinstatement of the planning working with the architect designing a new larger house and obtaining the local council permission to get planning on a five-bedroom home. Increasing the value of the land from £40,000 to over £200,000.


July 2020
Provided advice to solicitors and appointed by Trustee in Bankruptcy for detached house up for sale.


Provided turnkey service for a detached house in Bolton, UK. Inspection of property, took photos, found comparable properties and valuation of a four-bedroom house in need of full renovation. This case involved meeting with local estate agents and appointing a local agent. Providing repossession service, changing of the locks, drain down of plumbing, shut down of gas and electrics, bimonthly inspection, clearance of contents, removal of carpets, deep clean and facelift of inside of the house and garden. Co-ordination of sale. Sold Subject to Contract.  


December 2015
Valuation and realization of difficult residential property repossession and sale. 


Prepared a Trustee Strategy and action plan. Organized the security of the property, meetings with bailiffs, police, pre-arrange the putting up of Sitex, hiring private twenty-four-hour security and locksmiths for repossession of the property. Property sold.


May 2017 
As part of a bankruptcy, we looked at a distressed three hundred-year-old cottage that others had valued at under £90,000.


By making certain the property was cleaned up and placing this is in a region auction company that had a better understanding of the local market we increased the sale to £198,000. At the same time saving the client thousands of pounds, on meeting insurance requirements. (Changing locks, clearance of inflammables, clearing garden, drain down, etc.).


April 2018 

Valuation of two properties instructed by Insolvency Practitioner/Trustee in relation to a bankruptcy.



Instructed by Insolvency Practitioner/Trustee in relation to a bankruptcy to value two properties. The first property consisted of a Grade II listed semi-detached three-bedroom Georgian house and a detached one bedroom renovated barn in a conservation area in Norfolk. The second property was a three-bedroom detached bungalow with a two- car garage located in Leicestershire. Met with bankrupt at both locations and conducted internal and external inspections. Provided valuation report.









July 2020
Freehold 3 bedroom, we provided valuation, found comparable properties, took photos and made recommendations for future objectives. 


The property is a Freehold three-bedroom semi-detached bungalow in London Borough of Redbridge. This case was instructed by a Restructuring Advisor on behalf of a property finance company. We met with the bankrupt, conducted an internal and external inspection following Covid 19 protocols. 


May 2019

Valuation of two London properties.



Instructed by Trustee to value two properties, one in London E4 and one in London E17. Property one, a two-bedroom second floor flat located in a block  bordering the main shopping area of Walthamstow. The property was in poor condition and benefited from complete refurbishment and redecoration. The property was going to be sold by a local estate agent. Our investigation found that the buyer was a director of the company. The flat was an undervalued property for substantial more than what the buyer was offering. Placed the property and co-ordinated sale with an auction company. Property achieved/sold for over £100K

more than what local estate agent wanted to sell it for. The second property valued was a freehold three-bedroom end of terrace house with a conversion of the loft to a fourth bedroom. The property was in fair to good condition and would benefit from some redecoration. Undertook two revaluations without a reinspection once satisfied that there had been no material changes to the physical attributes of the property or the nature of its location since last inspection. The report was required for inter management purposes.





December 2017 
Florida residential property valuation and sale.

 
A UK company in liquidation owned a property in the United States. The director had declared the property unsaleable, however, wanted to purchase the property back. The Insolvency Practitioner part of a large national group of professional consultants and insolvency professionals initially had considered selling the property back to the director. Jordan Glen was instructed initially to value the property. Based on market research it was determined that the director was looking to purchase it at undervalue. Empire Consulting Agents was instructed to handle the entire process from inspection and valuation report, to listing documentation, checking for liens on the property, organizing the closing documentation, hiring on local estate agents to list and sell the property and paying for auxiliary services such as locksmith, garden, pool services, property management company. The house sold for $265,000.00.
In addition, we do valuation work on behalf of UK companies for assets located in the United States, mainly residential and commercial property. We are experienced in the sale of homes that are part of company liquidations and bankruptcy.
